I’m in the process of getting my house ready for sale and my property manager only notified me of two discrepancies but failed to mention the 5 other big things like damaged hardwood floors.

An old timer told me that if you want to rent a property keep the hardwoods and never do carpet.

I think that when working on homes built before 1900 you should not put great effort into evening the floors and the hardwood floors you find should be refinished as is.

Painted wood or vinyl siding, hardwood floors, decent kitchen and bath, decent moldings, sound structure, and seperate utilities.

and narrow hardwood throughout the 114 yr old house which seems to be original. too many areas to patch in the bedrooms(would have to find this unique type of hardwood and a good amount of it)  so im originally planning to carpet bedrooms and attempt to refinish the hardwood in all other areas (pretty confident i can bring it back to life). im second guessing this plan though, in this area its not realistic to completely say no pets so i might as well plan on it. based on reading the many past posts, carpet is cause of all things evil/devil anywhere in a rental?

,I also found that there is a major leak in the roof, damaging the hardwood flooring.

The house was huge, and the entire 2nd floors was brand new with gleaming hardwood floors, new baths etc, but the first floor needed a kitchen and needed all new trim and doors (solid core) So to answer your question, YES!!

Great original molding, trim and hardwood which was burried under nasty carpet. 

Plus scratches on hardwood are hard to avoid even with careful owners.
