My thoughts on your numbers (again, I don't know your local area) - they appear to be too generous on the upside and too low on the downside.Insurance on a $450K property is only $650? 

Since it is a duplex you can try to get top dollar for rent which will look good against comparable properties. other than that just make sure everything is clean and manicured not that it raises the value but if the appraiser likes walking through the property they are likely to be more generous but it really depends on the appraiser you end up with. 

I have never been in this situation before if anyone has any input that would be great .Also in addition, When i purchased this property this side had already been rented, and I generously kept the rent at the discount they had been paying for 1 year, this unit can be rented for an easy 200-250-- extra a month. 

No way can/should you pass up a match that generous.

However, will you buy me the cup of coffee if I state the obvious upfront generous cash for keys to eliminate the egregious timeline and legal fees?
