Duplex Well Water system Conflict

Howdy folks,

I recently purchased a Duplex , and last week one of the tenants had their Light bill cut off and they other unit was left without water. We discovered that the unit powers the pump for the well system for the building!

So tenant calls me a couple days later after the discovery of this and is upset about her bill being higher then then the other units bill. Apparently she called the power company and did some research. I have never been in this situation before if anyone has any input that would be great .

Also in addition, When i purchased this property this side had already been rented, and I generously kept the rent at the discount they had been paying for 1 year, this unit can be rented for an easy 200-250-- extra a month.

Thank you

Jason

You need to get a separate power drop for the well and any other common services, say laundry in a basement and have that billed to you.

Over time, tenants will get utilities cut off and you can't have that impacting the other tenants.  Apologize, give a small credit, and get the power to the well restored asap.
