As a homeowner and resident of coastal San Diego, STVRs might be good for investors in the short term,  but left  unregulated, they cause skyrising rents, property values, and eventually convert residential neighborhoods into transient communities.

Also, transportation expenses, clothes, etc. are not accounted for.  

The reason for choosing the area is the proximity to North lakes shopping centre, the brisbane CBD, public transport access to it and the University being constructed.

If they have any kids, how do the local schools that   How close are they or do they have to use school buses or public transportation that are available for them and where is the nearest bus stop for them or the parents?
