But, it's easy to just replace a hot water heater if necessary.We also provided a little stove/oven (gas) and there was a gas wall heater, and a fridge. 

I have tenants who just moved into my condo and are requesting compensation for: (1) repainting (I had to repaint a wall in a different color than they originally saw when I took down my speakers); (2) loud bathroom fans in each bathroom; (3) Ceiling fans that are outdated but functional; (4) wall wiring so that their t.v. does not reveal the wires; (5) fridge filter which admittedly was old and they noted that my flooring has a soft spot but did not request replacement (yet!).  

Cleaning grease is a lot harder than I thought, special chemicals still require multiple cleanings...Moving the fridge was an eye opener as the floor was filthy with food grease and mouse droppings they chose not to clean. 

He could fit a full sized fridge in the back of one, and full sheets of plywood or sheet rock on the roof rack.  

When it leaks, and it will, the water will rot the subfloor behind the fridge.

Your turnover unit will tell you what's market and then adjust for condition of the not updated unit.Painting inconveniences the tenant but some improvements you can do without disturbing the tenant too much include updating a fridge, toilet or vanity.

There is no mold on the walls, ceilings, bathroom, carpeting, tile floor, behind fridge, stove, under sinks.

There are occasionally units without the w/d but most do provide a fridge.

Before I returned from evacuating, my LL had already dragged out the (now) nasty fridge and replaced it with a new one.My worst experience was an apartment complex I lived in.
