Hey @Pat Martin - great idea to rent out your spare space.

Most people have an hour to spare somewhere. 

I want to take initiative, and be cold call as much as I could in my spare time which I don't mind doing, if even tracing ALL my current lists in my pipeline and start calling.I know there are some websites out there like TLO, accruint, and a couple others but I have been informed that you will need a corp/llc set up.Does anyone know any skip tracing websites that let you do it as much as you can in a monthly subscription bases? 

Even though we don't plan to develop yet, want to do while the area is dry, not in a rush competing with Mother nature and can get free or cheap dirt from some construction sites who are moving compaction dirt off other sites nearby. 

I always feel more secure walking through deep or compacted snow.

I’ll spare you the details, but I’m in a position where my assets aren’t enough collateral for the capital I need and most likely, a hard money loan will not be an option.  

All of my spare time has been spent learning as much as I can. 

My sister took the ex boyfriend spare key off my key ring without permission and vandalized his things.

@Frank Hinck Would fabric help to reduce the rock getting compacted into the dirt over the years?

If you're comfortable living with roommates you could also do a house hack and rent out any spare bedrooms on the side you're living in to further reduce your mortgage.
