Taking a flier

Hi,

I’m curious if any of you have gotten an investor to “take a flier.”  If so, what did you offer to mitigate risk?  What do you think sold them on the deal?

I’ll spare you the details, but I’m in a position where my assets aren’t enough collateral for the capital I need and most likely, a hard money loan will not be an option.  Yes, the deal will work…but it is high risk.  Would love any constructive input.  Thank you!
