There are interesting things that happen when one house that looks like another is able to command a higher rent than another similar one even within your own properties.

Additionally if they mess things up and or skip out, you have access to compensation through their chain of command.  

Keep in mind when you go to the tax office you will likely have to bump it up the chain of command as I seriously doubt someone at a low level has the authority or even the knowledge to deal with this.

They are not interested in that and I’m telling them no based on their arrogance and command that I am going to provide their bail out.

My rentals aren't below $1k and given all markets differ, in this one, the range of $1300+ is one that commands a good tenant, all things being equal with good credit and a bank account.

Short term commands a premium if that is what the tenant requests due to the possibility of another turn so quickly.
