I do not agree with the idea that you should announce to the world you have a pile of money to invest and then go for the first guy with the best rate....I would be more careful than that.

On a side note, I just got an email from HomeAway announcing that they will start paying the taxes for the state of Florida's STR beginning on Dec 1.Great thread. 

To make it even more confusing, in Feb 2023 Fannie Mae announced that it is increasing the seasoning requirement for cash-out refinance transactions from 6 months to 12 months.  

The NY Governor announced the eviction moratorium will end as planned on Dec 15th.

I'm a current investor and several days ago received notice that there has been an internal announcement that they are defaulting on most of their current commitments, even while they continue to offer new investors projects that they claim will be unaffected by the defaults. 

When hotels want to build a new hotel they know the competition and the announced new competitors. 

This could happen because a major employer makes a favorable decision.Imagine you hit a really great deal of a foreclosure in Missouri and a few weeks later it is announced that Tesla will build the cyber truck factory there.You 4 plex you bought and now renovate could be ready for above market rate rents due to the perfect location by the factory.
