I work with several investor clients who have purchased homes to hold as rentals or to flip, in the same general area, and so I had experience working with other investors and had a good grasp on this market and home buyer trends.

I want my agent to at least grasp the numbers and not be setting me up to pay the most, so their commission is $300 higher! 

So, I go to the house to take pictures to show the property (I literally just got the property yesterday) I took pictures of the whole house but I don't feel that the pictures really grasp the house itself like the actual size of the house.

I'm reading and studying on the ins and outs of real estate investing and plan to continue educating myself but I feel that I could get more hands on experience going as a real estate agent to get a better grasp of it all.I plan on leaving my current job in a couple months for other reasons so any input on this would help me decide if it's a good idea or not.

But my takeaway from your post, which is clearly directly at newbies, is the need to have knowledge or grasp of all the issues before getting started, to which I strongly disagree. 

Once you grasp it, the light will go on and all will be clear.50% rule simply states that of the gross rents, 50% will go to expenses, excluding debt service.

Its difficult to grasp an entire area without being entrenched in it or having someone who knows it well. - Mike
