If your inspection reveals problems, and they cause the deal to not work, then don't do the deal and use your escape clause to get out.

Your offer associated with their asking price should have accounted for 95% of these things and the inspection should only reveal items not readily visible at your walk through.Good luck with it, but asking for reduced price on all of that probably won't land the deal.
