Is this a lot or land, has this ever been build on, what size home(s) can be put on the lot, are there already utilities hooked up, is it raw land, does it need to be cleared, shovel ready, zoned correctly, does it need to be subdivided.... the list goes on. 

1) Want to speed up ISD/getting through zoning as quick as possible2) Want to refinance raw land with that I own in an LLC with a 61,200 hard money loan out3) Direct abutters are making a fuss over every little thing because it's a community that is displacing people through gentrification, what can I do to incentivize them?

If I own those LONG enuff, I'll have falling apart trailers and raw ground- no depr or write off and little apprec IN THE IMPROVEMENTS.

This isn't traditional "raw land".  

I am looking for GCs that can do SF and MF, can do a new building on raw land, full rehabs of beat down properties, and touch-ups (I like the lipstick metaphor), and require little supervision.  

I have no experience with development of raw land, and this will be my first real estate purchase.I know septic system varies a lot, which is why I'd like to know if anyone has experience with this in or near Joshua Tree, CA.

Hey guys, so I'm looking at a property, 4 family, that's been on the market for over a year. raw numbers look good, and its fully rented out.

On the other side of the coin, its only getting more expensive for developers in the region as water use is getting harder to come by and raw land prices have skyrocketed with the announcement of Samsung.Let me know if I can answer any questions or share my thoughts on any other topics. 

For example, does "Residential" mean there is definitely a house on it, or could it be raw land?
