We still camp in our toy hauler and are doing an RV trip in a rented Class C in a couple weeks but the month or two on the road just isn't feasible with my employment and the kids schedules but some day . . .Welcome!

I've been toying with the idea of investing out-of-state (Nevada, Oregon, Arizona), but am thinking I would rather have something a bit more close by especially for my first investment property to reduce the probable headache. 

Folks scaled down on their autos and toys so they could afford shelter and qualify.. 

I've toyed with the idea of a Lake Union house boat, but that is mostly because I think it would be fun to use.  

You have a good point on the capex, they have just recently redone roof and new heating system, so i figured it would be on the lower side. garage spots are included in the rent. although am toying with idea of renting spots for small amount. i have done much dd on the rents, spoken to my agent as well as personal research. so i feel confident with 1200 each. so ideally that will add another 100 to cash flow.also i did include one month vacancy to get the 382/month

The lead dust gets on the floor in front of the window, a toddler's toy gets dust on it, it goes in their mouth...

I also would not consider buying an entire townhome and living in 1 part of it, my neighbors would hate my motorcycles, boats, other loud toys.

I don't, Know this is just a 3rd mans opinion, when I worked in private Equity my Boss, Director of Acquisitions for the firm had bought at the time $1.1 Billion in real estate, and I was leaving the company to start my smaller firm and when to his office on one of my last days, and I said this 4 years in the company and next to you have really taught me a lot, bla bla, what is your opinion about this Real estate learning programs and I named a few, he said to me Paul don't be a idiot and buy your wife some flores or your kids new toys any day that buying does stupid programs that teach you what you already can find for free be smart and learn how to research and net work he said you think in my time, we had that bull. so that really hit me everything they teach you can find else where, after that I spent every free minute I had in the library reading, internet researching and talking with anybody who will talk back I learn and did a lot, now I have Investment Consulting firm( which I find equity or help investor maximizes there revenues ), and in 2 years of my firm and 60+ clients, you can guess the first client I turned down was some guy who wanted me to be one of his business coaches in teaching other nothing basically for a lot of money, he taught cause I was a consultant I will be happy but I give free advice that is better then he teach and I have gotten way better, advice then he teaches, so I think you got my answer about what I belive of does programs.

I am toying with the idea of getting a realtor's license thinking it might help find deals on land.

I am working on honing our monthly budget and personal savings rate so we can reach either goal faster (save for investing or pay off our mortgage).I totally see Dave Ramsey's point of view -- pay off your mortgage, you live with virtually no fear and no risk to your family's well being.When we went to peek in the windows of this foreclosure, in the open garbage cans out by the garage were legos and kids toys.
