In regards to why I disregard COC besides as I said you could take all your cash out for infinite COC.

However if I do a BRRRR I can achieve infinite return by extracting all of my investment.

For a basic rental, I would just go with Home Depot off-the-shelf.

@Casey Mayton I do BRRRR using other people's money so I have infinite returns with RE.

So our cash on cash return is infinite on it. 

And what might be challenging to do in 45 days following a sale is going to be infinitely easier if you can use your seller power to get 60-90 additional days prior to close when you're sure of your sale but not closed yet. 

If you are good at finding deals off market then yes they will fly off the shelf in columbus but don't expect success going about it willy nilly 🤣 We have professional wholesale companies making 1 million calls a year.

I know BRRRRing would be the holy grail and let my capital work infinitely, but my feeling is that will be difficult remotely, especially as a beginner. 

Apparently I'm an early adapter and this particular one was not supposed to be on the shelf.

Keep your eyes open at all times to whatever possibilities might appear, and you will find yourself finding more opportunities than if you stick to a pre-programmed, off-the-shelf, strategy.
