To give you an idea, you can probably build storage from ground up (assuming nothing crazy with the land...environmental, massive earth work, jungle, etc) for somewhere around $30 per square foot.

If so, when you do go to "fill out the paperwork" to have them sign the contract, do you then re-assess the values yourself after looking over the property to bring the seller more down to earth on their assessment, or do you just use their values?

The initial analysis can be as simple as identifying the existing self-storage facilities in a 3 and 5 mile radius from your proposed location using google earth pro.
