I look at national economic policies (inflation & interest rates), local market growth (population/rent/job), inventory behaviors (including absorption) and try to track markets where there are institutional inflows.

Just thought I’d point that out because I know in SF the laws encourage poor tenant behavior to the point of making squatting beneficial since they can just demand a ton of cash before they’ll move out
