I have a California broker's license, but I'm not affiliated with any kind of real estate agency - in fact I have no experience in residential real estate at all (my background is entirely in CRE).  

I was informed that we need to be affiliated with the broker that is in the Property Mgmt business, and I am. 

They'll want your personal guarantees as well as those of the affiliated businesses.

Off-Market deals are the best way to go, only the big guys and the real deal people get first pick on the REALLY good off-market deals, so target those people and try to affiliate with them more.

But thats what happens when you pass something that essentially targets only a handful of states (that tend to all be affiliated with the opposing party no less).

Find a broker to affiliate with, should be pretty easy, but ask about "desk fees" commission splits, how they handle deals you do for yourself, etc. what they provide.

I would also check with the economic development council that is affiliated with the local chamber of commerce for names of active local developers.
