The only quadrant I'm not real wild about is southeast.

I'm currently looking forward to an arbitration settlement this September and thinking of purchasing some turnkey properties in the mid-west and south east of the country to substitute my income and more than cover my expenses.  

This particular property is in the south east so no snow, and sewer/trash is included in taxes.

Gilbert/Chandler are basically the Peoria/Glendale of the Southeast Valley.

My other areas of interest are TX, FL, and pockets of the Southeast.  

Does anyone have any experience with Oakland Livingston Human Service Agency (OLHSA) in southeast michigan? 

I would say, in general, Alpharetta is more of an appreciation market (HCOL area similar to Californa/Seattle/etc.) than it is a cashflow market (midwest, southwest/southeast GA or northeast GA, etc.).

Wisconsin: South east?

Ironically Lennar's Southeast Florida segment is the fastest growing over the past two years, almost doubling in units delivered and almost quadrupling backlog.

I'd recommend looking in value-add areas such as south Brooklyn, South Queens and Southeast Queens for your first house hack... build up some equity, increase rental income YOY and get your Astoria househack in a few years.All the best!
