@Adam Anderson, I live within 5-20 minutes of Paterson, East Orange, and Newark and they are definitely not the nicest neighborhoods on the block so I would be kind of anxious about shaky tenants.

@Matt Anderson,I agree with you for the most part but I think you are missing another option which is to find off-market properties (distressed sellers) where you can do more creative things like owner financing, master lease options etc.
