I would hire a professional photographer to make it look nicer. 

Now days I just leave the door unlocked, or hide a key in the mailbox. 

., do you need the current cashflow, can you reasonably unlock equity using a refinance or heloc, in order to use for the other opportunities, is your property in an area that you see good future potential still, etc.

It’s not hard to list a house, but look for a realtor who uses a professional photographer and will do an open house.

@Eric Gutierrez,Honestly, it is impossible to give you a remotely answer to your question based upon the photographs.

He would email me the invoices, lien releases, an occasional photograph, and I would send him checks to distribute.You never want either party in any kind of tempting or compromising position and you both want to be able to walk away cleanly if things don’t work out.

Then I would go back the next day or a few days later with my professional photographer, and my MLS listing sheet and take care of both at the property...
