GOLDEN RULE LANDLORD principles mean I would not take money from multiple  parties,  process all & pick my favorite,  & have all others lose thier money on a hopeless application. 

I wonder.....i have a client who wants to convert something like this and have a hostel / salsa dancing studio here in Arizona.

We are considering allowing a couple with (2) Golden Retrievers to rent our home.

So far all have said they fear the hornet's nest it could stir calling out the BS operators, lies, distortions, pulling back the curtain and revealing the truths to the whole gambit of those selling "Wonka's Golden Tickets".   

Bottom line, in a University town, rental property is golden.
