I most certainly will try that.Keith - They provide a warranty for fixing the pipe/plumbing, however no consequential damages, i.e. tenant possession damages, they lost many items like rugs, decor, electronics; they just moved in with most items still on the floor. 

Maybe you should also find someone more flexible and client-oriented.

Some of the people who have contacted us find it shocking that we ask for their credit score.. or ask if they have a valid social insurance number (SSN)..I'm scared that good tenants are right in front of us, but our screening process is too intimidating for them because they are small-town oriented. 

If you are a self-starter/go getter and action oriented then what you invest in should work if you vetted. 

You have the typical family oriented neighborhoods, Business districts, Amenity area like Busch Gardens, Wet & Wild, Raymond James Stadium which can bring in a good STR for games, and vacationers in general.I am open for discussion if you want to talk Tampa or help offer some neighborhoods for thought. 

@Russell Brazil  I'm decently connected in Richmond to some awesome agents, flippers, landlords, lenders, etc etc. and own a management company that is hyper focused on this market, community oriented, relationship based, etc.  

Home buying is such a personal process that anything which helps reduce the feeling of unfamiliarity can go a long way toward encouraging them to close.It's especially useful if your blog discusses a variety of topics (and it MUST be completely business-oriented, no matter how much fun your most recent family vacation was).

I'm kind of thinking you need to be an excellent bookkeeper or hire one if you can afford it with multiple homes...and also be very detail oriented. 

On the whole, attorneys are usually more big-picture and the CPAs are more detail oriented/number-crunching. 

Maybe some of the success-oriented thinking will rub off on me.
