Hello everyone my name is O'Neil and I am an entrepreneur and also new to REI.

Shortly after high school I enlisted in the United States Coast Guard which took me to places all over the U.S, unfortunately it wasn't what I wanted to continue doing as a career and I knew I could do better outside of the Coast Guard, I decided to finish out my enlistment after 8 years of service to follow my desire to be an entrepreneur, I started working with my dad at his  shop hoping to help him turn it around but unfortunately his drive to grow has decreased and I decided to work toward my life goal to be in real estate investing.

Common for Entrepreneurs. 

The way I see it is that someone that's willing to leave their home, family, friends, job, language, country and risk their life to come here, not knowing what they'll find, whether there'll be work, not knowing the language, but still believing that they'll make it happen - that's the mindset of an entrepreneur. 

Over the last few years our downtown has undergone a huge transformation and we're a huge destination for millennial entrepreneurs, which is good both for culture and innovation now, and long-term tenants /potential owner-occupants down the line when they settle in to start families.

-Seller says he could help mentor me a little and has a "well experienced, wonderful" woman running all of his tenant screening, leasing, evictions, county code issues, etc.Come on now fellow entrepreneurs and investors, you haven't failed me yet!

Lending to a wholesaler or rehabber is no different than lending to any small business owner or entrepreneur - you need to prove to me you are a relatively safe place to put my money.

When you assign the Option to your wholesale buyer, you get paid now and the assignee (new Optionee) can exercise the option, sign the PSA as the buyer, and close the deal.Either way, ask the seller to sign a non-fiduciary disclose statement that he understands that you are a professional real estate investor/entrepreneur and that you intend to earn substantial profit by entering into real estate transactions with him.
