Sorry I don't have a crystal clear answer but I would view your relationship with your friend as a real positive.  

For the sake of discussion, assume we have a crystal ball that will tell us future real estate market trends with certainty.In a perfect world, we buy low and sell high, but how does a 1031 exchange fit in?

In addition to understanding ARV and rehab expenses, make sure you are crystal clear on your loan terms.

I’d have a pro do an inspection and estimate You are basically asking a crystal ball question.... no one can predict the exact future of the roof..... it may last you years with no issue or it may leak in the dead of winter and cost you 3x as much .... no one really know.
