Looking for a good accounting software...better if it is free and not online or cloud.

Maybe that will help take sellers and their agents of their cloud. 

I am not sure how other markets are but the Toledo, OH (or NW Ohio) market is soaring through the clouds. 

Our home office is Sheridan Wyoming but have satellite office throughout  the US including the one here in Florida Because of Covid most are working via our cloud system from their residences.

I use Thunderbird on desktop, which creates a file on my PC that has my emails in it.As far as privacy, it's simplest to assume that any free-to-you "cloud" service is snooping your data, selling it to anyone with money, and giving it to the feds for free. 

@Dan Maciejewski Your creditor sees the same clouded title, no matter if you finance a tax deed property or buy a tax deed property for cash and then finance it. 

Heres another selling point for Buildium -- To send out 1099's to contractors/rental owners - just takes a few mouse clicks if you have the proper database built up in the software.They make it even easier to stay in compliance with the IRS -- any W9 I obtain from a vendor can be uploaded to the cloud and attached to the vendor in the software - if you are ever audited - easier than ever to maintain the documentation needed.One thing I am going to focus on for 2016 is any new vendor I use, will have to fill out/provide me with a W9 before they are paid.  

If you do not hear any word from the buyer or title company within 24 business hours, I suggest filing a memorandum of contract to cloud the title.
