-Out of the pool of local investors (I run a REIA here) I have identified 10 A-level “gamers” which I define as people I would love to work with based on skill sets, personal chemistry and track record.

I know that I could apply to jobs that would pay me greater and make it easier to begin investing, but at the same time I have told myself countless times that getting a "real job" may slow down my true dreams, and I cant imagine finding a salary job that I would enjoy doing.  

@Andy Eakes  Your comment about passive income being a long term game REALLY resonated with me - that's absolutely right, I'm doing this for the long term, not as a quick way to make money or as a flip!

Knowing Who the seller is and Why they are selling could help you negotiate in the following ways: obtaining a reduced purchase priceobtaining seller financingprovide a lease-back optionoffer an equity stake in new development vs. cash at closeThere are countless ways that the terms and structure of a deal could be altered to get you to the finish line, and sure, it's possible that you could get a win-win deal for you and the seller without knowing their true why, but just like you should always make sure you know what you're buying, you should just as well know why they are selling.

BP is that group of people for countless people.  

As a mom who just sent my kid off to college, I'd be incredibly angry if my son did this after I've sacrificed and saved money for college for 18 years, volunteered countless hours for his schools starting in pre-school , worked late at night helping him study... 

Some learn to be good at it only after countless expensive mistakes ( I include myself in this group..).Don't necessarily let it scare you away just be aware of what you are dealing with and if it's a good fit for what you want to do.

Maybe not for you if your priorities are somewhere else, but yes for me and countless others on this site.

I have spent countless hours in my head debating this situation and I would love to hear what the Bigger Pockets community has to say about it.

I've been the bug on the other windshield countless times as well.
