Ferguson has several different price groups depending on your volume so just ask if your getting the best deal possible.Also check out Randall Lowe Plumbing, their INSTALLED pricing is usually BETTER than buying from Ferguson AND you don't have to worry about getting material to jobsite, theft, and they warranty everything so if a chipped tub shows up at your jobsite it's on them to get it right.Another HUGE plus to having your plumber supply and warranty the material is say you buy a shower valve over the internet and 6 months after your sell the place it leaks and floods the entire house, think your plumber will accept fault or blame it on the crap shower valve?

Additionally, by allowing the tenant to move in their own appliance you will have more wear and tear on the unit, in terms of bumping walls, chipping paint, damaged corners etc. this would happen twice with every tenant, potentially 2 a year.

Our renewal is coming up and I found all the outdoor paint that I painted last year has started chipping.  

I do know that MA evictions can take 6 months or more, so in that time, these people could feed their kids lead paint chips so they can sue and take your house, so getting the cert quick is probably the way to go.I can also give you the contact info of a lead inspector I like to work with, he's fair and doesn't try to fail something so he can charge you to come back and reinspect.

At a minimum, damage from the smoke/fire/firemen includes smoke smell throughout, chipped stucco, broken windows, damaged paint, destroyed eave/soffit, insulation replacement, cleaning, roof damage, and loss of rental income.

Based on the numbers you provided and making allowances for vacancy, taxes, utilities (water/sewer ... unless you bill it through) and maintenance, you would need to be able to rent the house for $900 - $1100/mth to make it work at the price you plan to pay ... even then things would be tight and you won't make the same level of return you could purchasing a blue-chip dividend stock.
