@Peter Grote, I only have rentals in Coeur d'Alene, just across the Idaho state border, but really a very different market.

Another nice area is the border of Manchester and Litchfield, or even towards Londonderry.

It's still street by street over there, so if you (or someone you trust) has walked the house and vouch that it's not a terrible street, it could work in the long term as I don't see the areas bordering Metrohealth over there staying the grade they are now.

It was on the border of a Russian area, and Chinese area, the prior owners being Russian has heavy Russian clientele, not many Chinese.

There is a lot of crime and vacant/bordered up properties.

Many MN run the hundreds of factories on the other side of the border. 

I am in the process of renovating a 5 bedroom home just across the border from DC. 

The home is on the border of West Seneca and Lackawanna, NY.  

And here, South of the Border the depreciation may be taxes as recapture at the 25% Federal rate.

There are lots of conservative options just inside city of Chicago borders or going west of you into some of the more affordable suburbs but still within a B class set up.
