I think it is wonderful, with your advanced education, in combination with living and working in NYC in an elevated capacity in the NYC real estate market, gives you some of that "NYC chops", that should go a long way to help you branching-out, on your own.A thought for you: Do you have the possibility of renegotiating your work agreement to changing to an equity position (a "piece of the action", an "equity position" instead of a salary.)???

Have your 30 second "elevator speech" very well rehearsed, because if you interrupt my bourbon sippin' time by knocking on my door on a weekend, I better interested in the first 10 of those seconds .. or else that door is getting shut in a hurry.Sit down and write out every single question you think a homeowner might ask you, and have an answer.

yesgo to the building department or you may be able to find the construction prints on linemost apt buildings are built on point- meaning the exterior and 4 columns are the frame of the building all the interior of the build excluding the elevator and stairwells are floating/open space no structural bearingdepending on the unit you are looking at and its location you may be able to demo the whole interior of the apartmentall the above is relative to the year of construction and the materials used for constructiongood luckenjoy

I've often struggled with the process of presenting a low-value offer, but have distilled the process to explaining how I've arrived at the offer, from a starting point of looking at comps to determine an ARV, then moving on to the rehab and holding costs, and ending with an explanation that we need to make a conservative profit for our efforts and the risks we are assuming.I'm looking for suggestions on how to streamline this process to something akin to an elevator pitch, i.e. how to get the whole message across in 30 to 60 seconds without losing the audience.

Whether it is the 1200' workshop that already has plumbing and electrical (convert to ADU for much less cost than usual), a motivated seller that has an issue that you can solve for them, a purchase that for some reason has elevated risk (weigh the risk reward scenario) such as unpermitted unit, a killer BRRRR RE, a RE with under utilized zoning, etc.

Todd,  I think as it relates to the Portland metro area.. we are seeing a ceiling for sure on rents..and I see move in specials I saw a sign offering 400.00 referral fee for a new tenant.. ( which not sure how they can do that legally speaking).. and I know some of the new A class product is stressed in our area.. simply because the projects take years to build and build cost now for a metal glass elevator building is 400 a foot or better.. and expected rents on those units have dropped not risen..
