Moral of the story...

Yeah, I definitely wouldn't want to be responsible (financially or morally) if someone was to get hurt due to not having proper egress out of a basement suite.

I would like to meet people from here and also people who I can meet in my area for moral support, that for me would be great. 

The moral of the story is things can and often times do turn around.

What happened to the moral ways of my parents and what I expected from them. 

Some may say double closing using your end buyers funds is not moral or ethical since you technically don't own the property yet and you closed on it.

The good morale that comes from turning a called number into some kind of lead is invaluable.  

There is absolutely nothing morally, ethically or legally wrong with you approaching the seller directly.

This is more a moral issue than a legal one. 

This approach may also reduce your level of responsibility because you would not be renting that room as a BR (but you have moral obligation to make sure it is safe to use as a BR (I.e make sure it has good egress, safe electrical, CO detector, etc)).
