Our borrowers have been having success working with us or a competitor to fund their project and then go to a bank for a refinance. 

The down side to using a large mail house is that often you've got competitors using them in your market.

Plus if the card hasnt been swiped thru a terminal or imprinted then you have nothing to stand on.

Two of our competitors in Las Vegas, who do less volume than us, have an insurance company that funds their deals.

I found www.reivault.com but I would be interested in knowing/researching if they have any competitors who do the same thing. 

That way if you have a bad experience with one in a given market, you've already been doing business with their competitor in a different market and you can easily fire them and go with one you've already been working with. 

Those always seem to take at least twice as long compared to a swipe transaction. 

I'm sorry, but since you are in Dallas there should be many competitors that should help out to get your price lower. 

I have never gotten a sense that they see wholesalers as competitors because they typically don't want the properties that the wholesalers deal with. 

My Agent recommended a good electrician for a rehab who did great work around 1/2 the price of his competitors bid.
