Look at all the stuff they DON'T list: maintenance, pest control (this is FL), grounds keeping, vacancy, evictions, legal fees, bookkeeping, capital improvements, etc.

It depends on how many flips/projects your taking on, how complex your business structure maybe, how your financing the projects, how many sources of income do you have, your book keeping abilities, ect... as previously suggested I recommend a CPA and see if you have the option or the ability for a do-it-yourself tax software.

You should have an escrow account, required by law or not, IMO for security deposits and only funds held in trust, nothing else.You need an operating account, if your bookkeeping is up to snuff, you only need one.
