Usually the term syndication is reserved for that type of project which requires a ton of legal work including offering docs, shareholder reports, accredited investors and all sorts of things.

The sooner you get your capital and return back the less chance of a market shift.I really do not see anything wrong with a sponsor trying to get the cheapest capital they can for a project as long as the investor is accredited and proper disclosures have been made.It's all relative.
