What is your exit strategy?

Hi. Not sure if this is the right forum for this discussion.

Do you ever sell? We’ve focused so much time, energy and money on acquiring buy and hold properties but where does it all end? At this point most properties are fully depreciated so we will be paying mega taxes if we sell now but that is certainly in option. Do we wait until one of us dies for the stepped up basis? A 1031 exchange will save us the taxes but what will we exchange into?

One aggressive broker has tried to entice us into selling our property and exchanging into a Triple Net option, buying into a Walgreen's or CVS with a 5% return range. Any experience with this? Someone else suggested selling and investing in Delaware Statutory Trusts (DST) that focus on large multifamily properties. Everyone promises me all of the money but none of the headaches.

I’m a few years out from making any major decisions. Just want to gather more information for the future.
