I'd go with stained or polished cement With stained they can usually add and 1/8th" or so overlay (they then stain the overlay) so any preexisting stains or anything is fine Polished cement (in my experience) is the opposite - they essentially remove 1/16-1/8" of existing cement, so surface stains will be removed but anything that has really soaked through may still remain to an extent Yes water will get trapped between the LVP and existing cement/water barrier - for this reason I would not do LVP Could go tile - but why would you when you can stain/polish it for cheaper and not worry about cracked tiles years from now when you can't get a replacement

If there’s a fire and all your tenants stuff gets soaked in a pipe burst, stolen, or burns up, it’s all gone.As mentioned above, there is zero reason for an insurance company to pay you if you make a claim on a property with homeowners insurance and you’ve been renting it out to living there.

At present I'm trying to educate myself and soak in as much information on REI as I can so I can make informed decisions (particularly considering that both the higher rate environment and the still-high home prices in much of the country make finding solid, cash-flow positive deals a bit more challenging, or so it seems).While I would love to invest locally in the Durango area, home prices here are too high for it to make sense from a cashflow perspective.

Kilz in subfloors, if it soaked that far, but I am always a fan of replacing where needed, since MDF is pretty cheap.Then if you aren't replacing ductwork and HVAC, then get those cleaned and serviced.
