This could also be a considered a on-site manager unit for which you could pay yourself through the entity a fair market wage (rent) or pay the entity to have on-site leasing office.

When it says they do no guarantee clear title, do you do a preliminary title report or something to assure yourself there's no unknown liens?

I always appreciate when sellers have as many pictures as possible and when they have 40yr old furnaces or garages that lean like they have been hit with an Abrams tank I know that going in and can run quick preliminary numbers to see if I am wasting my time or not.

when I have paid assignment fees and I paid one last sept. it was 125k.. but the guy worked on the project for 2 years and spent about 75k on preliminary engineering and such with the city..
