If you're looking for a bunch of "yes men/women", you've come to the wrong site.

At some point, the city is either going to constantly play catch up, or they can lean in to what is happening and embrace it (my opinion).

Middle aged single women with at least 2 cats are NOW our favorite tenants & we have 8.Then again, after 40+ years we could count our bad tenants on one hand.

The women inherited the house but never paid taxes, roughly 50K is due. 

Some will tell you not to do it and will battle you in every step of the way but others will embrace it and guide you through the process and educate you on the risk and mitigate such risk as much as possible.

Not saying I wouldn’t have billed the tenant still in your case but I can guarantee 95% of women are flushing them down with no issues.This is coming from a long time Custom builder and GC

I embrace the potential of change, and I am set day 1 with multiple contingency plans so if/when that wind of change blows, I am simply executing on the plan of best fit for that. 

I actually know a women who started in a well known group 10 years ago and she still has not in executed a deal.
