I do, however, have access to private money that would be interested in working together alongside me.

We do many of our own repairs, and when we need to call in a pro, we have several whom we work alongside. 

The only hiccup in the process came with the cabinets and granite layout, but Mark helped work through that quickly and made sure we ended up with the right outcome.

If they are lending 100% ARV, then this is a function of your cashflow and reserves being able to sustain any hiccups with the asset. 

Also, it can be helpful to come alongside an experienced investor and try to work with them in some way.To figure out your strategy, you need to figure out what you are and are not willing to deal with.

It would be great have a BP community to network and build alongside.

I've never flipped but I've built two houses for myself and I do realize there are always hiccups when doing additions.
