There's a lot of uncertainty floating through the air recently.When you speak to hundreds of investors each month you begin to notice trends.With the recent down-turn in the stock market, speaking with investors recently has given me deja vu with similar conversations in 2020.I'm seeing the most wealthy investors allocate much more heavily into tangible, cash flowing, inflation-hedged illiquid assets like our multifamily communities.At the same time I'm seeing many smaller "retail" investors be more skittish. 

I have to agree with Scott, though I's prefer a glue down for repairability compared to a floating floor.

I currently have strong W2 income and although the -$400/mo. figure is not terrifying, I'd like the property to float itself and not get in the way of future investments (negatively impacting DTI ratio for years to come).So, is this a good deal? 

Ideally, I'd The alternative (but maybe temporary) loophole that has been floated around is to use a disregarded limited partnership in CA as there was a 2019 FTB ruling saying that they are not subject to the $800 franchise fee.I’ve talked to a few lawyers about how to structure things and they say they would have to “refer” me out and would get back to me.
