Their share should carry the prorated burden of escrow and title, too.Offer to pay this new figure in the form of a Purchase Money Note, with payments that are the equivalent of the purchase price divided by 360 payments, without mention of interest.There are other terms you could put into the note but that's another topic.Let's us know how it actually gets resolved.Btw, did they ever reopen Lucas Wharf fish place in Bodega Bay after owner died?

You have to be able to show a broker (or wholesaler or equivalent or whoever) how you will fund the deal.

I guess a similar analogy is that a financial advisor only needs a series 65 (equivalent to passing a real estate agent state exam in my opinion) to become a fee based financial advisor, but one way they differentiate themselves and show their commitment to their profession is by getting their CFP and CFA  credential.

@Pino Alu Simply put, if you are looking for an amount of work equivalent to having a second job then chasing the cash flow from a low income property will work for you.Keep in mind that returns on paper are just that.
