Expansion - I recently found out the vacant patch of land is not for sale in this listing.

I've just stumbled on to Real Estate Investing Mastery, FlipNerd, Cashflow Diary, and Real Estate Investing for Cashflow.

Not sure about ROI, since I've just started with the software but it should be at least as good as Quicken.  

At times when they don’t have a current promotion I’ve just asked the cashier if they could honor it and they’ve never said no.

J Scott- I've just made the decision to not argue with you.

Some I've just ended up giving the owner advice and suggested they short sell or do a loan modification, because it didn't make sense for me to buy it with their numbers.  

I remember a quote from one of the podcasts, "I've never lost money on real estate, I've just heavily financed my education".The next thing I did was pay $2100 to have the lot cleared out.

I'm pouring over the threads for advice on direct mail campaigns as I've just done 5000 postcards with only 6 call backs. (2 remove my names). 1 bankruptcy, 1 pending deal, when she returns. 2 no deals.
