The sooner you talk to them, the easier it is to negotiate any unreasonable requests, or fix any reasonable requests.

Totally unreasonable IMO, but it is what it is. 

So they might be used to making all these demands for new stuff with section 8 from the past.Either the tenant is being unreasonable or you have to set expectations as to how you landlord versus section 8 being their previous experience.No legal advice given.    

Also, if your specs are out of line for the market, maybe there just isn't anything out there that your agent thinks would work for you.In short, those expectations (as I understand you) aren't unreasonable for me, but every agent is different.  

Who knows - there could be future deals in the mix one day so I am not looking to be unreasonable.  

(Although I do understand that 20% down can be unreasonable given our CA prices :x).

I don't think it was unreasonable for her to leave the remaining two sets in the lockbox.

But would like to work with one on some future deals.Having said that. the more I look at where we are in massachusetts in terms of single family prices, I feel like good deals at 65%-70% of the ARV are unreasonable if not impossible.

as a buyer you asked for everything to be fixed, seller screams and says that is unreasonable and agrees to fix a few things, you guys compromise. hopefully the appraiser doesn't make appraisal subject to the repairs. if so you can't get funded and close until the issues are fixed.
