65% ARV Purchase Price in Massachusetts? Seems impossible.

So I've been reading up a little on wholesaling in general. For the most part I'm not interested in actually wholesaling myself. But would like to work with one on some future deals.

Having said that. the more I look at where we are in massachusetts in terms of single family prices, I feel like good deals at 65%-70% of the ARV are unreasonable if not impossible.

For those of you in massachusetts, have you been able to find those wholesale deals that meet this criteria? What was your experience?

Samson, there are deals out there. As Justin Silverio says, you need to look in the right places. You won't find many on the MLS. Also, the more desirable the town to live in, the fewer the deals. So in Cambridge/Brookline, you'll find few deals. In Lowell, you should be able to find some. I think most of the investors who are finding consistent deals are doing so by direct contact with motivated sellers, not by cruising the MLS
