Instead they won't an easy & safe way to park their money.The main thing you (or anyone) considering investing out of state (especially as a novice or beginner) is that it's not really that complicated to buy out of state.

My novice understanding is that a warranty deed seems to offer better title guarantees if in the future I should choose to sell the rental.

Many novices to real estate misinterpret certain data points like days on market to think that they can either lowball that property if trying to buy it, or think the listing agent isnt doing their job.
