If a Cost Segregation Study had not been performed on this $4.4M car wash facility located in Marble Falls, Texas, it would have had first year depreciation of approximately $293,200.

The LLC files a schedule C at the end of the year and all money in and is wash as it’s paid out to employees.  

I had a remediation contractor come out, and he told me the levels on the report is what he'd expect from a basement in Portland, and any amount of washing / bleaching wouldn't reduce the levels much long term as more moisture would enter the space up from the slab because concrete will always give off some moisture, and he couldn't really recommend much remediation. 

It's a basement rip it out, wash it all down, move on.

If you decide to sell it before you are able to use the additional $2k loss then it would just be washed away. 

I have done framing, trim, repaired cement, power washed homes, yard work, landscaping.

If needed, I can tell you what PM company we are washing our hands of. 

I think at this stage it is seeing the capex items pop up and kind of wash away my cash flow is where this may come up also.

As far as the copper pipes needing replaced in a few years , well so may the water heater , the furnace , the dishwasher , and washing machine .
