If you were to start a club that doesn't sell, just shares education and information, then you will have to turn to those avenues to pay the expenses of the club.Here in Chicago one club (hint hint) has been around like that for years.

However, they only paid $600/mo. at their last place so I'm not sure if they will be able to keep this up.Then one of the two remaining tenants sent me an email hinting indirectly about what would happen to the security deposit if they had to move out before the end of the lease.I am thinking of two options:1) telling them I will let them out of the lease early if they stay at least until January 1st (so I don't have to deal with the holiday vacancy problem) and stay current on the rent until then, and I will give them back the deposit if the place is in broom clean, undamaged condition, as per the lease.2) lower the rent to $800 to keep them there (I haven't had any real issues with the two remaining people, and they are taking good care of the place).

I agree that the numbers on multi-family units look much more appealing than they did a few years back, BUT there are areas to our east (hint hint) that have really taken a price beating and have much better ROI.

She didn't get any repairs :wink: , not that it needed much at all.Needless to say, she hinted that the appraisal value would come in significantly lower than our contract amount, givnig her the ability to re-negotiate the price of the house due to the 3rd party financing addendum.

If it's your deal, try to get it low enough to meet your buyers criteria and make your spread while leaving meat on the bone (hint: what buyers say doesn't necessarily match their actions).
