Why on Earth would a stranger give you that deal, mark it up an make a better profit. 

Why would someone privately loan a stranger they do not know a loan at below what a bank would loan that same stranger.

I know that they most likely(although not confirmed) lost their home and personal property, but I do NOT want to give up hope and I know that if someone(even a stranger) is down YOU always should see and figure out how to help them out.

If they didn’t want it to be a duplex.... they certainly won’t want strangers in and out every few days.

I sell 1 of my properties on the market to a stranger then I 1031 exchange purchase my father's primary which he is moving out of and then I will convert that to a rental property.   

I guess I am not comfortable talking to strangers.
