If I am in no hurry I just give them a slot to do it in and they use it for fill in work.

For developers in Denver, City of Denver recently came out with some recommendations for tackling slot homes and rowhomes.

Expenses must include a PM3 - Initial cost (cash in) must be no more than the maximum % of ARV needed by the initial REI (seller) that would leave that REI enough equity to keep enough CF/M to make it worth it for them to stay on as Deal ManagerExit Requirements (or Entrance from the Buyin point of view)1 - Splits of available (see Entrance Requirements #3) equity must be divided up evenly2 - Cash flow is split the same ratios as Equity splits3 - Property is held in an LLC, and the Equity Splits are actually membership splits of the LLC...not the property, because...4 - The LLC is the asset, and income source, for the LLCSince I started doing this, I find myself filling orders more than trying to fill Equity Slots...especially with my Out of State REI/Partners.  

But most electric contractors want a whole slot opened because closing it ain't their job!

They have the choice of just clicking on the QuickBooks link and paying online, putting a check in the "rent" slot at the building, or depositing it right into my bank account.

They dig out under each of the slots and then construct the new full foundation.

However asking people about the market is just as much of a gamble as going down to the strip and asking which slot machine is doing the best or which table can I win on.

I try to group at least two people/groups together for each time slot.

I've found my pro/VIP/etc membership in several REIAs to be well worth the membership fee.
