I'm a big fan of Wes Moss's work if you want to retire early.

It is typically caused by excess humidity (showering or cooking) and can be resolved by teaching the tenant to use ventilation fans and airing out the home once a week for 10-15 minutes.

. - New windows, AC ducts, attic insulation, gutters, appliances, fans & lighting, paint, and tile.

I'm still a big fan of this strategy and use it today. 

I'm personally a fan of the mid-term.

I'm a fan of the parcel it off now, and ground lease it for 30 years or something, if they wanna pay up front for the 30 years they can do that, but I'd retain control personally if it were me.

You could lock the oil thermostats at like 50 for a baseline heat and let the tenants heat the rest of the way with their heat pumps.I can beat that with some ice and a small fan
