My parents own a piece of recreational property (no house, but a bathroom/shower and a cabana) on a lake.

If it happens to be a recreational destination (like Brainerd MN) or contains other outdoorsy attractions I might consider a deal.

Even in the most remote areas, they have the ability to access internet from certain recreational facilities or something.It's probably not a big deal.

Current gross revenue is $4,925.00, property tax is $800/year, tenants are responsible for all utilities (on city sewer and water), tenants are also responsible for yard maintenance (they can pay $10 to have their yard maintained if they don't want to do it), owner is responsible for upkeep on empty lots, 3 are on HUD payments.I own other property in the area (not rentals, recreational) and I have good contacts for maintenance and upkeep, I also have someone I trust to manage the property (I live 10 hours away, but I spend roughly 60 days a year in this area).  

For those of you who wholesale or buy and hold land, what do you think the outlook will be for land (either for recreation, new builds, farming or other uses) over the next 6 -12 months?

Instead of recreating the wheel I want to hire someone who has experience to help me set it up. 

(I would be looking in recreational/2nd home type locations for land that already had water, sewer/septic, power...preferably).

It's also Important to consider, is there a pool, gym, recreation facilities, outdoor BBQ.

From my initial reading into the local economies, it seems that Worcester is the main powerhouse town and Shrewsbury is a more recreational, commuter, rural town.
